Comparative Market Analysis
How a real estate agent assesses a home's value is a very important step in the home selling process. In fact, it is believed that this step is as important to knowing your home's value than an actual appraisal and certainly a tax assessment. A good agent will already know the areas and have an idea of what is happening to values in that particular area or neighborhood. Then, that agent will run the comparable sales data from the MLS system to determine what the high, medium and low values are based on square footage and many other factors. The agent will determine at what value your home fits into this range and what he/she thinks a buyer will pay for it.
This is precisely what we do here at The Rule Team. For starters, it will be hard for you to throw an area or neighborhood at us that we do not know or that we have not sold in. We keep tabs on neighborhoods from Greenwood to Westfield / Fortville to Plainfield and EVERYTHING in between.
We will do a comprehensive search for all comparable sold properties within the neighborhood or within a 1 mile radius... whichever makes sense and whichever we think an appraiser would have to utilize. We will go back up to 1 year and sometimes less.
The report itself can be sent in many different formats, but rest assured it is detailed and complete and it will give you a great idea of what your TRUE HOME VALUE is!
