Rental Listing Marketing Plan - Partial Service Plan

 

The Rental Listing Marketing Plan is designed as a partial property management service in order to list your investment property for lease on the MLS system and other real estate professionals showing their tenants perspective homes for lease. Once a perspective tenant is found, this particular service will be fulfilled and it will be the duty of the homeowner to screen and fill the property with the appropriate tenant.

 

Pin Pointing demographics

The Rule Team - Professional Property Managers will pay close attention to your demographic area in order to market your property accurately. Understanding the likes and dislikes of your potential renters is crucial in finding a right fit for your property's new residents.



Digital Photos

The Rule Team - Professional Property Managers will take clean, well lit digital photos of your rental property. For indoor photos, furniture and décor that fits your target demographic is a great idea. It is easier to attract attention to a well designed space than to a vacant room. Outdoor photos will be taken early in the morning, at noon, or when the sun is going down to ensure there are no shadows across the building or home.  Check out my section on Rule Team Photography.



For Rent Sign

The Rule Team - Professional Property Managers will place a For Rent sign in front of the property with contact information. The contract information provided on the sign will ensure quick & easy access to any Rule Team Associate.


 

The MLS/BLC System

The Rule Team - Professional Property Managers will submit listing information as well as the digital photos to the MLS (multiple listing service) and internet websites. You will need to sign an MLS listing contract for up to 6 months if you use our management services. There is a $100.00 fee as discussed below and a buyer/tenant agent commission/fee if deemed appropriate. If you choose not to use the Rule Team's full service management services, then there is a small fee to list the home.


Your home will be listed in the MLS computer within 24 hours after the property management contract has been signed and a $100.00 fee has been paid. This fee is strictly for the advertisement on the MLS system. Information on your home will be immediately available to any agent in the Indianapolis Metro area subscribing to our MLS system.

 

Properly incentivizing a tenant's agent via a proper "Tenant Agent Commission" is a big factor in getting your home exposed to the right tenants.  The better the agent and their network and the better that agent is compensated, the better clientele/renter you will find.  Our team suggests 25-50% of first month's rent.



Advertising

The Rule Team Professional Property Managers will put together an advertising package that is appropriate for your property. Some of the avenues we use to market your property are www.ruleteam.com, www.rentalindy.com, www.indystar.com, www.craigslist.com, Indianapolis Star newspaper, Nuvo newspaper, and Facebook.

 

The Rule Team - Professional Property Managers will inform F.C. Tucker Relocation about your home, send flyers to the agents on the F.C. Tucker Relocation Team, verbally advertise your home to real estate agents in other F.C. Tucker offices, and market your home to agents that have prospects looking for homes similar to yours within the quoted price range.



International Relocation

The Rule Team has partnered with an international center in the Indy area to help facilitate their clients with great corporate housing.


The International Center of Indianapolis deals exclusively with large corporations around the globe that have employees working and living in the greater Indianapolis area.


The International Center of Indianapolis “Homesearch Program” is a critical tool for finding not just a house but a home. ICI staff screen and discuss all properties with real estate agents based on information provided by the employee and human resources personnel.



Showings

Showings will be set by Centralized Showings. You will be called when a request for a showing is made. The customer service representative will let you know the time and date of the request. If you are not able to answer your phone, a message will be left on your voicemail. All efforts will be made by the showing agent to meet the time frame specified.


It is a professional courtesy for agents that have shown your home to provide feedback from their buyers. After your home has been seen and feedback has not been posted, The Rule Team will contact the showing agent.



Prospective Tenant Screenings and Beyond

Tenant screenings are the responsibility of the homeowner and once the lease is signed and tenant has moved in, The Rule Team Rental Listing Marketing contract will be fulfilled.
