In order to ensure that your largest asset is indeed a good candidate for leasing and investment income, The Rule Team has established an ROI breakdown calculator to determine what your potential ROI will be based on a set of factors. These factors included your current mortgage payment, insurance, expenses and your potential rent being collected.



The Rule Team Property Manager will sit down with you and discuss based on these factors what your total ROI will look like over a set period of time.



Your Total Return on Investment (ROI) is broken down into three categories:



· Monthly Cash Flow (Rent minus Expenses)

· Principal Reduction (Principal reduction of your mortgage

· Appreciation (A reasonable estimate of yearly appreciation)



All three of these categories will be analyzed to determine what percentage of your investment you will realize at any given point during the leasing of your home.
